The Sandpiper Beacon Beach Resort and Tiki Bar

We reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the rates or details of the reservation contain or resulted from a mistake or error.

Check-in: 5pm, however, is not guaranteed

1. Deposit Policy
   • • A credit card is required to confirm your reservation. A deposit of 2 nights will be charged at the time of booking. Resort Fee, reservation processing fee, taxes, and remainder of room bill will be charged at check-in.
     • There is an additional payments for reservations in the 4 Bedroom Beach House, call for details.
     • If the credit card is invalid, your reservation will automatically be canceled.
2. Cancellation/Refund Policy for Hotel Rooms (excludes Villa, Condo, and Beach House) 
   • • Any cancellation or change applying to hotel rooms must be made a minimum of 14 days before arrival, will lose 20% of the deposit. Cancellations made with 14 days before arrival will lose 100% of the deposit amount.
     • A Cancellation Modification Policy (CPM) can be purchased for hotel room reservations only (excluding condos, villas, and beach houses). By purchasing the CPM, the reservation can be canceled 72 hours before the arrival date with a full refund of the deposit. The CPM is an additional charge and is not deducted from the room bill. Must be purchased on the same day the reservation was booked. Please call our reservation team at (850)234-2154 to purchase the CPM.
3. Cancellation/Refund Policy for Villa, Condo, 2 Bedroom Beach House
   • • Any cancellation or change must be made a minimum of 30 days before the arrival date for nightly and weekly rentals Any cancellations made more than 30 days before arrival, will lose 20% of the deposit. Cancellations made within 30 days before arrival will lose 100% of the deposit amount.
4. Cancellation/Refund Policy for 4 Bedroom Beach House
   • • Any cancellations must be made 60 days before the arrival date. Any cancellations made more than 60 days before the arrival date, will lose 20% of the total amount of the payments made. Cancellations made within 60 days will lose 100% of the payments made.
     • A $1000 cash security deposit is due at the time of check-in and will be returned at check-out as long as there is no damage.
5. Pet Policy 
   • • We allow well-mannered dogs under 15 lbs.
     • Guests bringing dogs must have them leashed at all times when outside of the room and will be charged a non-refundable per night fee, per dog; a maximum of two dogs per room.
     • No dogs are allowed in the 4 Bedroom Beach House.
     • Guests will be responsible for any property damage inadvertently caused by their dogs.
     • ADA-certified service dogs that assist individuals with disabilities are welcome at the hotel and are not subject to the policies and restrictions described above.
6. Parking Policy 
   • • 1 to 6-person rooms receive 1 parking pass. Rooms sleeping 8 to 12 people receive 2 parking passes.
     • Additional parking passes can be purchased for an additional $20/night plus tax
     • Golf Carts and mopeds are NOT allowed to be parked in the Sandpiper Beacon Beach Resort parking lot.
     • For guests booking a condo, parking is free at the Sandpiper Beacon Beach Resort for up to 2 vehicles directly next door to the condo building, however, if you would like to park in the premium parking at the condominium building, there is a $20/night plus tax parking fee.
7. Extra Person Policy 
   • • If the maximum occupancy of the room is exceeded, there will be an additional per-night charge for each additional person. Extra persons can not exceed 2 people.
8. Privacy Policy
   • • By booking, you authorize the Sandpiper Beacon Beach Resort to send text messages and emails regarding your resersvation information and other offers. Message/data rates may apply. Consent is not a condition of purchase. Reply ‘STOP’ to end. No mobile information will be shared with third parties/affiliates for marketing/promotional purposes.
9. Additional Policies 
   • • Bedding configurations are not guaranteed and are subject to modification by the resort prior to your arrival.
     • For reservations in the Condos, Villas, and Beach Houses the primary renter must be at least 25 years old, present at the time of check-in, and in the unit during the entire stay. Families only or groups with only 18+ year olds, at least half the group must be 25+.
     • Payment for the total room bill is due on or before your scheduled arrival day, otherwise your reservation is subject to cancellation without refund. The guest can NOT occupy the room until the remaining room bill has been paid in full.
     • All guests must wear a Sandpiper armband while on property.
     • There is no daily housekeeping but additional towels, amenities, etc…can be requested at any time.
     • We are a non-smoking property. If you smoke on the balcony or in the room, a $250.00 fee per occurrence will be applied to your bill. Smoking is only allowed in dedicated smoking areas.
     • The credit or debit card used for booking must be the same card presented for payment along with a valid photo ID upon check-in.
     • For guests under the age of 25, a $50/person cash security deposit will be due at check-in, in addition to the remaining balance. The per-person deposit is based on the maximum occupancy of the room.
     • We also may charge your card for any damages to the room or premises you or your guests cause.
     • The hotel will not be responsible for any delay in releasing funds or returning availability or any fees or charges by your bank, credit card company, or institution as a result of your use of a credit or debit card. We are unable to remove pre-authorizations directly through our hotel.
